T&T: thinking of selling

Jane and I are thinking of selling Heart of Gold. Well, I guess we have
made the decision. We have planned for years to sail off into the sunset
and we need to get a bunch of other things in order first. We didn't really
plan on sailing off in this boat so we have decided to see about getting rid
of her now while we concentrate on getting the other things done over the
next year or so. I have searched high and low. (soundings, yachtworld,
etc) and cannot find comparable boats so how do I go about finding out what
a fair price is. I don't consider myself one who would hold out for top
dollar and we don't owe anything on her so it's all gravy so-to-speak. It's
still in TN and we are still bringing it back to Lake MI for the summer as
we have the slip already so I don't really intend on having a fire sale and
rushing the deal. Jane has said she would like one more trip around upper
lake MI this summer. I think when we get our next boat we may not be back
to lake MI for a while unless they do something with that bridge at mm305 on
the cal sag because it's likely we won't fit under there in our next boat.
Any guidance on figuring out a fair price will be helpful. I will most
likely list it with a broker in MI with whom I have prior experience. I
have talked to him about pricing and I am comfortable with his experience
but I still want to compare his version of a fair price with my own.
