T&T: pot hauler/anchor windlass?

I have lobster pots, I have an anchor, I will soon have a dinghy that
I will need to pull up on the back deck. Whats a poor boy to do?

Currently I pull everything up manually, or preferably have my 19 year
old son do it. :)
But he inst always available. I would rather not have three different
(winches? windlass's?)  to maintain/worry about. I was thinking about
a "pot hauler". I could use it to pull up the lobster pots and the
anchor I assume. I don't have a particular need to retrieve the anchor
from the front of the boat (do I?). As for the dinghy, I was thinking
of putting a pully on the back of the wheel house, running the line
from the dinghy, through the pully, to the  pot hauler and VOILA!

It all sounds so nice on paper......
Any advice?
