 One limitation with this step is the self selection that occurs. 
However it is one that you shouldn't skip.

    really IS to continue to ask for recommendations on this and 
    other lists. I
    kept thinking in the back of my head about the "Ebay feedback" 
    system or
    something like Angies list where folks can leave comments about their
    experience with a particular contractor / person. This would be "quick
    research". I had a really awful experience with a dishonest 
    broker that
    befriended me. I know of one person on this list who knows him. 
    For several
    years I have wanted so bad to "flame" this broker and let the 
    world know to
    stay away. I haven't done it to date, but did inform someone 
    "off list" who
    was walking into his trap.
