Perfect DIY yard with excellent help at downhome prices. One of the best 
marine chandleries for boat maintenance contained within a 10'x12' room I 
have ever been in. They allow on the hard liveaboards and there is a small 
motel in the neighborhood.

Downside: water supply is from a well with a high sulphur content. You don't 
drink it and you do get used to the marina shower after awhile. (It looks 
nastier than it really is.)
